We stayed at Meadsbank for one night, oblivious to the fact her dogs go on guests' beds and not knowing the landlady at all. Our daughter subsequently stayed for almost 3 months so got to know the landlady, Aileen, very well. She started off being pleasant enough and referred to my daughter as a ‘lovely girl ' but, over time, we found out her true personality and about her questionable ‘terms and conditions’ which are not stated on her website and we only found out about over time, after we booked.

She gives only two advance payment options; ‘cash only’ weekly or 4 weekly paid directly to her bank, for future specified dates you have to provide her with. No refunds are given whatsoever, even if you give her 3. 5 weeks’ notice you won’t be needing the room at any point during that time. When she knows you won’t be needing the room, even if you have prepaid to use it, she gets you to pack up all your things, leave them in a pile and hand in the key so she can double book the room. She won’t refund you, so you pay for a room you didn’t use of or have access to as you have no key and she gets paid twice by double booking it to two different guests! She leaves your room door unlocked and wide open during the day with the master key still inside the lock, when all your personal possessions are still inside and on full view to other guests and no staff around!

One morning, my daughter was woken up by hearing the landlady shouting at another guest for not disposing of the waste food from his plate (because her dogs could eat it)! He was a young, international student who hadn’t understood her written instructions. Not surprisingly, he left and never came back!

She saw my daughter’s boyfriend call at the house one morning and assumed, from this, that they had been staying in the single room together and for some time! He had just called that one morning as he was in the area so they could walk to university together! She told my daughter to leave but double locked the front door from the inside so she couldn’t get in and get her things. All her personal effects and study books were locked inside which she needed for lectures. Aileen then dumped all her belongings in bin bags outside the house!! She’s now refusing to refund the remaining 2 weeks’ B&B that we prepaid her for.

She also has 6 dogs, which you’re not warned about, who she allows to freely run around the house. They bark a lot, rummage through the guests' bins and go on the guests' beds.

This landlady threw my daughter out for no reason when she had done nothing wrong; she is only 19 years old!

This is an entirely honest review based on 3 months' experience witnessing first hand what goes on 'behind ther scenes' here and finding out what the landlady is really like. Unless you stay for a prolonged length of time you would probably never know.

Avoid this B&B at all costs and stay somewhere hygienic, who doesn't double book and treats their guests with courtesy, kindness and respect!
