We would highly recommend Sandra Lynch of Architectural Services. We commissioned Sandra to prepare plans for planning and building regulation approvals. She worked extremely hard pulling our ideas together and advised us of possible room layouts and potential savings.
With Sandra’s practical experience with Structural Engineers, Building Control and the Building Trade she thought every aspect through at the planning stage. This pulled the project together; knowledge that we had not realised would be so valuable.
We cannot thank Sandra enough for the help she has given us from the start to finish of our project. We would not hesitate to recommend Sandra as her standards of detail are very high.
BEWARE! We have suffered an awful experience with Sandra Lynch Architectural Services. We had sought her assistance on recommendation from a local building company to add a double storey extension to our home. Over a period of nine months we had three face to face meetings with Sandra in which we discussed ideas for the project and from which she would subsequently draw up plans for the proposed scheme. Over this period we were invoiced by her according to a schedule of fees for her services based on a charge of 6 percent of what she estimated the overall build cost would be. It was only when we received the extremely high actual quotes that she obtained from a couple of building companies (one of which was the company that recommended her to us) that alarm bells started ringing and we felt that we should seek a second opinion from another architect. We were stunned when we were informed that the build could be achieved using cheaper materials at a small fraction of the exaggerated cost that Sandra was pushing (£500K cheaper in fact!) and we then realised that Sandra had never even attempted to source the cheaper option for us to consider. Unfortunately by the time we had made this discovery we had already made payment of invoices from her totalling £16,000 in fees (and these were due to escalate considerably had we continued with her services) and, to add insult to injury, we were having to go back to the drawing board on the scheme with the new architect. We had not even reached a point with Sandra where we had agreed plans for the scheme to submit for planning permission. In addition our new architects fees are a small percentage of those charged by Sandra and are fixed throughout the process from the beginning. These fees include the production of all existing and proposed plans, client amendments and meetings, all submissions and application monitoring and all design modifications including any changes requested by the council. We now realise the importance of obtaining a fixed quote for architectural fees for a project from the outset in order that they are unable to escalate out of control. Of course Sandra was not prepared to refund any of the fees that we feel we were grossly overcharged and we have been left feeling cheated and disillusioned by our experience with her. Our mistake was to be far too trusting of her ‘professional guidance’ from the start and we are now kicking ourselves for not getting a second opinion earlier. We are, however, assured that there are many other excellent and trustworthy architectural services to choose from and you would be well advised to give Sandra Lynch Architectural Services an extremely wide berth!
