Most of last year 2018 we have had water leaks from three flats. Melville & Co. has done nothing about them. A formal compaint re: their Complaints Handling Process achieved nothing. The water leaks are still continuing. One elderly gentleman - who has cancer - has had his living room carpet ruined from the wet permeating through the party wall from the bathroom of the next door flat.

Every time is rains the Thames Water sewers in the High Sreet back up and flood the car park of the flats. This leaves a green film were the water has pooled. This has been going on for years. Melvile & Co. have done nothing about it.

Using the Government website for Energy Ratings most of the 36 flats are rated as low to very low. One is 'F' - one of the leaking flats. The block is riddled with black mould. A formal complaint was made that the flats are cold, damp, and expensive to heat. The response was for leaseholders to install heaters - so much for energy saving and climate change.

Meanwhile we have defective fire doors - even after Grenfell - nothing has been done to make our flats safe. Last year the Chief Fire Officer of Hllingdon / N.W. London told Melville & Co. to replace all of the fire doors and frames because they were all unfit for purpose. What Melville did was to engage a bunch of contractors to remove the self-closing rising hinges and rehang the fire doors on the old frames using normal straight hinges and door closers. This was a botched job. In the Service Charge accounts for 2017/18 it appears that this cost £7000 - we only have 8 fire doors. They claimed that funding was not available to replaced the doors and frames which is now mooted for 2019. A fire door costs £200, a closer costs £20, a frame maybe £50. Strange that the upfront cash was not available when the Fire Officer demanded that all be replaced. Some of the door frames are 'glued and screwed' due to the rotten wood. Meanwhile against normal professional practice Melville & Co.have failed to communicate with leaseholders re: Fire Safety, and this is soem years after Grenfell.

Indeed Melvile & Co. not only appear to fail to uphold the terms of the Lease - a legal document - they also fail to respond to or reply to emails, letters, recorded delivery letters, even letters from solicitors - all of which are routinely ignored.

Avoid them like the plague. Melville & Co. are the most arrogant and incompetent estate agents / managing agents we have ever come across. They have consistently refused to provide audited service charge accounts to leaseholders of at least one block of flats they manage, and during this time it is suspected that they installed CCTV and Sky t.v. at the expense of the leaseholder's account. A leasehold valuation tribunal is in the planning.
